MILLIONS OF EMPTY HOUSES

(MISSION; TO SAVE AND RESTORE THE 19,000,000 EMPTY OLD HOUSES AS LOW COST HOMES FOR THE 17,000,000 MILLION OF LOW INCOME FOLKS, on poverty housing subsistence, ESPECIALLY VETERANS.

GIVE A HOUSE TO SAVE A HOUSE INC, non profit, will GIVE houses to good citizen low income pensioners upon receipt of donations from philanthropists who believe, as I do, that the older empty houses should not be wasted (avg 1,000,000 houses demolished yearly {40,000,000 in 40 yrs as 'eyesores'} and that good citizens should be able to 'own' a home in their price range, even if an older home.

Our present system of dealing in real estate is the CAUSE of the 19,000,000 empty houses in USA (1 of 7 empty) and will remain so unless a radical change is made in the methods of handling the real estate - which I propose to do - especially the low value houses that the low income folks want/need and can afford.(bypassing the expensive cumbersome realtors, title companies and lawyers). The change needs to be in the form of a company that does all the legal work and financing, at no cost or delay, in order to make it simple and affordable. RENT TO OWN HOMES INC and GIVE A HOUSE TO SAVE A HOUSE INC, non-profit, has been doing just that for years and knows how to find, acquire/restore and supply liveable homes in cost range for poor folks.

MONIES RECEIVED WILL BE FIRST USED TO RECYCLE OLD HOUSES AND GIVE TO DESERVING RETIRED PENSIONERS - OR ANY OTHER FAIR AND EQUATABLE METHOD.

Example; A newly retired 65 yr old couple that had been employed by a farmer/rancher for 30 years and moved to town to be near doctors and their children - I supplied them an old 4 bedroom 2 bath house (20 yrs ago) that they restored to good liveable condition and their kids and grandkids still live there and are real good citizens. I have given several other houses after being assured they would be restored by the tenants

Drive down streets of older parts of your city/town and write down the addresses of empty houses that looks as if no one wants it- take a list to the County property tax department and get a tax statement on each property. The statement will give name and address of owner - contact owner and make an offer - very low, start at $20) saying you will prepare a quit claim deed (deed without warranty) for them to sign (notarized) and when you record that in the 'County Deed Records' they are no longer responsible for anything associated with the house/property. This will be a RELIEF to most of the owners, especially if back taxes are owed, but, if you only want an affordable place to live and are over 65 or disabled file a 'homestead exemption' and 'tax deferment'with the property tax office. A TAX DEFFERMENT means taxes are postponed until death or moved.

In picking the house to 'own' you should estimate the repairs needed and pick the one most suitable for family size and your finances and abilities.

The final and last option to acquire the property may be ADVERSE POSSESSION, or known as SQUATTERS RIGHTS allowed by state laws.

The NATIONAL HOUSING TRUST FUND will eventually have funds for low income housing. see www.nhtf.org and the NATIONAL LOW INCOME HOUSING COALITION, (www.nlihc.org) of which Leslie Lloyd is a member.

As of now, the company of RENT TO OWN HOMES INC is the only company in the USA dedicated to restoring / recycling old houses for the low income folks, and has been doing so for 30 years with my own labor and funding. Maybe, hopefully, funding will be found somewhere/somehow to perform on the needed nationwide scale.

At least 1/2 of the empty houses are in the low value bracket that can be easily / cheaply acquired and restored for minimum cost to be supplied to the low income folks as affordable 'homes to own' and prevent the waste of some of the world's best lumber that is in these old houses, while doing a favor to the people and the government by reducing the dependency on support (dole) money and make a profit for investors all at the same time. There can be much profit in restoring and selling/renting this type of house while doing a good service for the country by reducing waste of materials and government support money.

You can easily understand that to supply a low cost house to folks on the dole from the government will save tax dollars. The census (www.census.gov) reports the millions of folks that are on the housing support dole. The odd thing about housing support is that the old houses are ignored while building expensive new housing for the supported. New housing costs from $50 to $100 + per square foot while old houses could be supplied for $5 per square foot. Most of the folks would rather be 'OWNING' an old house than be supported in a new one they will never own.

A book is for sale that will give instructions on how to find, buy and repair this type of house for profit and fun. "HOUSES FOR FREE" is the title of the book. YES, many old houses can be acquired for free, many more for nearly free, and more for a cost low enough to allow room for much profit. Most can be said to be 'free' because of the extremely low purchase price. The book outlines the steps to find, buy and repair old empty houses: steps that the average citizen does not know of: how to buy from owner, do your own paper work, do repairs very cheaply and quickly, how to sell for most profit. The booklet sells for $5 and contains many thousands of dollars worth of information, especially how to by pass all the BARRIERS that caused the millions of empty houses, such as: title companies, lawyers, appraisers, lenders, insurance, realtors, city codes, professionals (Electricians, plumbers, carpenters etc) --
ALL THE ABOVE CAN BE ELIMINATED WITH YOUR ACQUIRED KNOWLEDGE FROM THIS BOOK

Send $5 via PAy Pal Donate button in this site with 'BOOKLET' as subject - -
DONATIONS OF $100, or more, will receive the full 30 page book, complete with sample, fill in blanks, deed forms.

If you follow the instructions you will do yourself and the USA a favor by saving old houses from destruction and supply as a low cost 'HOME' while making a profit.

RENT TO OWN HOMES INC,1206 Angela Road, Big Spring Tx 79720 -pho 432-263-7903 is the parent company of HOUSES4FREE2FIX and has been dealing in old houses for twenty years and now wants to expand by selling equity in the corporation.

RENT TO OWN HOMES INC was incorporated in 1995 for 5 million shares of common stock. Wants to sell shares for $10 per share in a equity block of 1 million shares for 1/5 ownership of the corp. Any other offer will be considered.

The ultimate goal is to have RENT TO OWN HOMES INC offices and houses and the LANDLORD'S CAFE in every population area of 30,000 people all over the USA.

The method of ocuppying a house on a lease/purchase; rent with option to buy; RENT TO OWN, no money down, just 1st month's rent and no legal costs is in very much demand among the low income folks, thus creating a new mortgage with a definite value 4 to 10 time more than the investment.

Each $10 million ( a 1,000,000 share stock certificate) will buy 2000 + old houses which will have an avg per house net income of $200 per month = $400,000 yearly. Principal value of the notes will avg $15,000 X 2000 = $30,000,000 and $47,400,000 P&I value-this is the low estimate since most houses can be acquired/restored for less monies than this estimate and sold at higher price.

These projections can probably be attained for reporting to SEC in the 1st quarter after the use of at least $10,000,000 funding (to let investors see the increase in assets and income for the next round of stock sales-to show increase in value of company/stock-which should increase demand for next round of stock sale)

In the beginning of operations there will be many property owners with many houses to get 'rid' of -many who have been looking for some way to 'unload' so they can retire. Many will be 'rent' houses with people in them that can remain on a lease to purchase.(RENT TO OWN)-these properties can be quickly bringing income to the business. I could have bought fifty rent houses at one time, and still can quickly find many more similar deals, can buy 10 or more at once anytime here in my home town but will not do so until I get adequate funding to set up operations in the planned manner.

That is; Funding to acquire 2000 houses which will allow adequate income to have office manager, evening time collector/inspector, rehabbing crews, start LANDLORD'S CAFE, rent/buy defunct lumber yard and advertise for used building materials (windows & doors and carpet) to restore to usefulness, do large scale advertising. Be registered with the SEC so that the increase in value of the company (due to acquisition of numerous assets that show a great increase in value) for to be noticed by investors for the next round of stock sales at the higher value.

IN OTHER WORDS; be large enough to have all things needed to be most efficient.

DEDICATED TO RECYCLING OLDER EMPTY HOUSES
From the 19,000,000 empty houses in the USA - 1 of 7 empty

To all good citizens who hate waste - -especially when it wastes your money - - as the 19,000,000 older empty houses in USA is doing at this time - -(www.census.gov/housing)-
By causing the U S Government to pay high dollar ‘rent’ for millions of people when they could be furnished an older home to ‘own’ at a MUCH LOWER COST-or FREE. These empty houses can be easily cheaply/restored and occupied by low income folks to remove them from high cost rentals (government housing) - -saving support money - - basically your tax money- - while supplying a “HOME TO OWN” for folks - and stop the WASTE of 1,000,000 usable houses being demolished yearly only for lack of ‘eye appeal’. Yes, that is 40,000,000 in 40 years torn down (destroyed/wrecked at some expense) as EYESORES.
Old houses can be restored for $5 to $30 per sq ft - new housing = $50 to $150 psf.

You can help right this wrong by donating to GIVE A HOUSE TO SAVE A HOUSE, inc.
A non profit corporation dedicated to saving and restoring older empty houses for needy.
See www.homesezown.com and also see www.census.gov/housing/poverty to verify quotes.

You may ask how come so many empty - - maybe apathy of all citizens, but mostly because of complications of our legal system dealing in Real Estate - - The Attorneys, Title Companies and Realtors, banks/lenders, insurance companies, construction companies, will not deal in these old houses because of the low values and low commissions - - causing high legal costs -- also the ELITIST factor, very prevalent among the afore mentioned - saying they are too good to deal with old houses - many say an old house should be demolished for ‘ugliness’ when the structure is strong enough to be rehabbed into a usable low cost home.

The legal work that Lawyers, Title companies and Realtors do (will not do for a low fee or for free) has been a BARRIER to the recycling of older empty houses - -too costly and complicated for average person. GIVE A HOUSE TO SAVE HOUSE INC (non-profit) WILL DO ALL LEGAL WORK AT NO COST as allowed by law - - thereby creating a path to do what has not been done and bypass the delays and expenses normally associated with real estate. We can handle all aspects of recycling old houses, from legal to structure, and make them affordable.

This may be only company attempting to recycle old houses nationwide-hope you help.
All monies received will be used towards supplying affordable older homes for the low income folks and to benefit beauty, income from ‘taxes and utilities’ for their cities.

I was coached by my mother to say a poem - - THE HOUSE WITH NOBODY IN IT, I won 1st place at the County Declamation contest - - and have been aware of, and wondering why so many empty houses all around us ever since, everywhere, and no on one doing anything about restoring them - - only demolishing them because they were ugly, when I knew they could be repaired to be usable. Please send money from DONATE button on my website.
www.homesezown.com - - all monies will be directed towards recycling old empty houses.

THE HOUSE WITH NOBODY IN IT, by Joyce Kilmer

Whenever I go to Suffern, along the Erie track,
I pass by a poor old farmhouse, it’s shingles all broken and black,
I guess I’ve passed it a hundred times, but I always stop for a minute,
And look at the house, the poor old house, the house with nobody in it.

Some folks believe in haunted houses, that there are such things,
Filled with ghostly spirits, their mirths and sorrowings,
I do‘nt believe this house is haunted, but I wish it were, I do,
For it wouldn’t be so lonely if it had a ghost or two.

This house on the road to Suffern needs a dozen panes of glass,
Someone needs to weed the walk and take a scythe to the grass,
The shutters need painting, and vines be trimmed and tied,
But what it needs, most of all, is some people living inside.

Now if I had a lot of money, and all my bills were paid,
I’d put a gang of men to work with brush and saw and spade,
I’d buy that place, and fix it up, the way it used to be,
I’d find some folks who needed a home and give it to them free.

A new house standing empty, with staring window and door,
Looks idle perhaps, and foolish, like a hat on it’s block in a store,
But there is nothing mournful about it; it cannot be sad and lone,
For the lack of something within it that it has never known.

But a house that has done what a house should do, a house that has sheltered life,
That has put it’s loving wooden arms around a man and his wife,
A house that has echoed a baby’s laugh, and held up it’s stumbling feet,
Is as sad a sight when left alone, as ever your eyes could meet.

So whenever I go to Suffern, along the Erie track,
I never pass by the poor old house without stopping and looking back,
Yet it hurts me to see the blackened shingles and shutters fallen apart,
For I can’t help thinking the poor old house is a house with a broken heart.
